Pre-Construction Management

Castle Construction offers the pre-construction management planning and coordination necessary to meet the owner’s schedule, cost and design parameters.  Conceptual planning, schematic design and design development Input is provided as Castle Construction becomes an active team member with the owner, architect and planners.  Services include:

•    - Solicit requests for proposal of design build trades
•    - Design review and evaluation
•    - Plans and Specifications
•    - Estimating and Budgets

Construction Services

Field organization is the key to successful completion of the project using our proven management procedures and systems.  When the plans and specifications are complete and the Notice to Proceed is established, the Project Manager and Project Superintendent work together to meet the cost and time goals.

Project Manager Responsibilities include:

Regular meetings with owner’s representative, project design team and others as appropriate.  Negotiate and execute contracts, prepare and track action items, status orders, change orders, and supporting documents.  Administer construction contracts, report and forecast project schedule, maintain subcontract agreements and insurance, execute and track purchase orders.    Accounting liaison to report and forecast project costs.  Project close-out including operation and maintenance manuals, warranties and guarantees.

Project Superintendent Responsibilities include:

Monitor progress schedule and maintain jobsite reports and logs.  Perform quality assurance monitoring, schedule and perform inspections, safety meetings, monitoring and compliance.  Subcontractor coordination including manpower records.  Creation and completion of as-built drawings, manage jobsite records and documents.  Facilitate project close-out and final occupancy approvals.  Coordinate owner move-in.
